Modern View

For a couple who wanted to embrace indoor/outdoor living in a space they could open to friends and family, the hilltop location of this Mid-Century Modern home was ideal but it needed significant structural and design changes to accommodate modern living and make the most of its natural environment.

The home features incredible panoramic views of Mission Bay and the Pacific Ocean. Built in the 1960s, the home had some appealing elements of Mid-Century Modern design but it was dark and outdated. The clients wanted to respect the roots of the original design in a truly exceptional space with bold scale, interesting materials and airy openness that made the stunning location and panoramic views central in the design.

The new open floor plan was carefully designed to maximize and frame the view from every vantage point. Upon entering the home from the front, one can now see all the way through the new space and out to the vistas beyond. An abundance of natural light and openness creates a feeling of serenity and possibility, emphasized by the sophisticated architectural elements now in place, which combine rustic and Mid-Century Modern elements. The couple now enjoys welcoming guests into their warm and inviting home in a spectacular natural environment.

The original home was closed off from its amazing natural setting. It was hard to tell the home was surrounded by gorgeous views.

After

This compelling Mid-Century Modern home now beautifully inhabits its natural environment with breathtaking views and impressive design.
The existing layout kept the interior visually separated from the natural surroundings.
Upon entering the home from the front, one can now see all the way through the home and out to the vistas beyond.
While the home had elements typical of Mid-Century Modern architecture, such as tongue and groove ceilings and exposed beams, the space was dark and dated.
The original tongue and groove ceiling was carefully restored. Natural light and connection to the outdoors are strengthened with windows, a skylight, and a door with horizontal glass stripes.
The original kitchen was closed off from a beautiful vista just outside and its scale was out of alignment with the rest of the home.
Floor to ceiling windows were carefully placed to make the view central to the kitchen’s design and infuse the space with natural light and circulation.
Materials in the existing kitchen were low quality and bland.
The new kitchen, in a much grander scale, was designed with a thoughtful approach to cooking and entertaining needs.
The existing kitchen was very small, with a galley-style layout, outdated appliances, and very limited storage.
The new cooktop hood was selected for its subtlety in an open design. Birch cabinetry against a gleaming backsplash offers abundant storage.
The original bathroom was dated and unremarkable.
Sliding Shoji-style doors are a bold focal point in the clean and memorable design of the new master bathroom.
The existing layout of the home was dark and uninviting, less than ideal for a couple who loves to cook and entertain.
The dining space and kitchen are now open and inviting, perfect for welcoming large gatherings for entertaining while appreciating the views.
The original design failed to take advantage of amazing views and left the home feeling dark and cramped.
After transforming the walls with floor to ceiling windows and a bold architectural element, the view is now central to the space and natural light is abundant.
The existing outdoor space was dated and closed off from the home.
The design now beautifully integrates the indoor and outdoor spaces. The home embraces its environment with thoughtful architectural choices.
The outdoor living space was not attuned to its magnificent surroundings.
Panoramic views are now central in this magnificent Mid-Century modern home. The design maximizes and frames the view from every vantage point.
